Attic air sealing in Redondo Beach CA - rooms that stop pulling air from the attic

Drafty rooms, a hot upstairs or a climbing power bill? We close the gaps into your attic so the insulation can do its job.

Pink batt insulation fills attic floor joist cavities beneath exposed wooden rafters, with a large silver air duct running along the side.

What does attic air sealing involve, and what drives the price?

Attic air sealing in Redondo Beach means closing the gaps where your rooms leak air into the attic, around light fixtures, duct boots, wiring, plumbing pipes and flues, so the house stops pulling air right past the insulation. It's usually the first step of an attic upgrade, done before any new insulation goes in.

Most calls start with a room that never feels right, a hot upstairs or an attic nobody has looked at in years. The price mostly turns on how much old insulation has to be moved or hauled out to reach the attic floor, how many lights, ducts and pipes come through it, how easy the attic is to move around in, and whether anything has to be fixed first. The schedule turns on those same repairs and on whether attic insulation goes in right after, so I can only give you your own figure once I've been up there and seen it.

How we do attic air sealing

First we move the old insulation aside, or take it out if it's soaked or full of droppings, because you can't seal a gap you can't see and there's no sense burying a problem under fresh material. With the attic floor bare, we seal around the can lights, duct boots, pipes, wiring and flues, the same way you'd caulk around a window before you paint it. We leave the eave and roof vents open, because the attic has to breathe or the moisture ends up in the framing. Last, the attic hatch gets a layer of insulation and a gasket, so it seals when you close it instead of acting like a door left cracked open.

Sealing is often half of a bigger job. Once the gaps are closed, retrofit insulation brings an older house's insulation up to where it should be, and when the ductwork runs through the attic, spray foam insulation can seal and insulate in one pass.

Seal the gaps and top up loose fill

This suits most attics where nothing lives up there but the insulation. We seal the floor first, then add blown-in insulation, loose fill blown through a hose, evenly out to the edges, which costs less than foam and does the job once the air is stopped.

Spray foam when the ducts run through the attic

Foam costs more, but it seals air while it insulates, and that matters when your heating and cooling ducts sit up in the attic. In that case I'd usually lean toward foam, and I'll tell you at the estimate whether your attic is one of them.

Why Redondo Beach homeowners call us about attic air sealing

I walk the attic with you first

I do the estimates myself and walk the house with you, so you see what's in your attic and why it matters before anyone picks up a tool. Our crew does the install, and I check the work on site before we call it done.

Learned on other crews, running our own since 2023

I learned insulation working on other crews before starting this business in Redondo Beach in 2023. Growing up on a farm taught me to figure out how a thing works before I fix it, and that's how I go at an attic.

Licensed and fully insured for this work

We're licensed and fully insured. California's Contractors State License Board defines an insulation contractor as one who installs any insulating media for temperature or sound control, which is the work that goes in once your attic's gaps are sealed.

The smaller fix, when it's enough

If sealing the worst gaps and fixing the hatch will do it, I'll say so rather than sell you a whole new attic. Our work is backed by our satisfaction guarantee. Call (424) 254-3847 or use the form to set up a time.

Get photos of your attic and a written sealing plan

We reply within one business day to set up a free estimate at your property, with no obligation to go ahead. I'll come out, go up in the attic and leave you photos of what I found and a written plan that shows what comes first and why. It helps if you can tell us how old the house is, how you get into the attic and what kind of insulation you think is up there.

Attic air sealing in Redondo Beach and the South Bay

If you're working out how to pay for an attic job, ask Los Angeles County about its EBD program, which covers building envelope work like insulation and air sealing, plus the remediation a retrofit needs before it can go ahead. Upgrades in that program are picked to fit the household and put in by certified local professionals, so check with the county whether your Redondo Beach address qualifies before you plan around it.

We're based in Redondo Beach and do the same work across the South Bay, in Torrance, Hermosa Beach, Manhattan Beach, Gardena and other cities nearby. A lot of the attics we open around here haven't been looked at in years, with old insulation packed down, can lights cut through the ceiling and a hatch that's just a loose board, and the room over the garage comes up on a lot of calls.

Questions homeowners ask about attic air sealing

What is the best way to order attic air sealing and new insulation?

Seal first, then insulate. In an existing vented attic, every opening in the attic floor gets sealed with sealant, one-part spray foam or rigid blocking before more insulation goes on top, because once the gaps are buried nobody goes back to find them. If you're already planning new insulation, have the sealing scheduled as the first step of that same job.

Is adding more insulation enough to stop air leaks from my attic?

No. Fiberglass and other fibrous insulation slow heat but don't stop air, so air keeps moving through them the way wind gets through a wool sweater. That's why sealing is its own step, separate from topping up the insulation.

What happens if my Redondo Beach attic has vermiculite insulation?

We stop work, because vermiculite, the light, pebbly loose fill in some older attics, may contain asbestos. The EPA recommends leaving it undisturbed, and if it ever has to come out, that's a job for a trained, accredited abatement contractor separate from the company that assessed it. So if I find it, I'll show you what's there and we won't touch it.

How much does attic air sealing cost in the Los Angeles area?

Around Los Angeles, blown-in fiberglass attic insulation with air sealing at the obvious gaps usually runs about $1,200 to $1,500 per job. That's the going rate for that combination, not our quote, and it doesn't cover foam, hauling out old insulation or repairs that have to come first. Your own number comes after I've been up in your attic.

How do I know what has to be fixed before my attic gets sealed?

The attic gets checked first for water leaks, moisture, and structural or pest damage, and you get a list of needed repairs before work begins. Ventilation problems get fixed before sealing, and exhaust fans that dump into the attic get rerouted outside. If your furnace or water heater vents on natural draft, it should get a combustion safety test to make sure exhaust isn't spilling back into the house, and any problem gets fixed before the attic work goes ahead.
