Air sealing services in Redondo Beach CA - hidden attic leaks found and closed

Drafty rooms, a hot upstairs or a power bill that keeps climbing? We find the leaks hiding under your attic insulation and close them.

Blue flexible ducts hang above loose-fill insulation spread across an attic floor.

Why does my house feel drafty even with insulation in the attic?

Air sealing services in Redondo Beach close the gaps between your rooms and the attic, crawl space and walls, around light fixtures, ducts, wiring, pipes and flues, so the air you heat or cool stays in the house. It's usually done right before new insulation goes in.

Most calls start with a room that never feels right, like cold floors or the room over the garage, and the owner figures it needs more insulation. Often the real trouble is air slipping through gaps around light fixtures, pipes and the attic hatch, and new insulation laid over those gaps just fights the draft, which is why we look at attic air sealing before anything gets added. The price turns on how many leaks we find, how deep they're buried and whether the old insulation is soaked or full of droppings and has to come out first. The schedule turns on the same things, plus anything the gas appliance check turns up. We're based in Redondo Beach and work across the South Bay, in Torrance, Hermosa Beach, Manhattan Beach, Gardena and other cities nearby, and the estimate gives you photos of what's up there and a written plan that shows what comes first and why.

How our air sealing service works

You can caulk the easy gaps around door frames and pipes yourself, and I'm happy to show you how. The leaks that matter most are the ones hidden under your attic insulation, and that's the part we take on. We test the house and check any gas appliances that vent on their own before we seal anything, then our crew moves the old insulation aside where it needs to, closes the small gaps around wires, pipes and light fixtures with caulk or foam, and covers the big openings with rigid board sealed in place. We keep the eave vents and any combustion air openings clear because those are meant to stay open, and when the insulation goes back it goes back even, as deep at the edges as in the middle. Once the crew is done, I go up and check the work myself.

Sealing is often the first half of a bigger job. If your house has a basement, sealing where the framing sits on the foundation pairs well with basement insulation, and closed-cell foam insulation, a dense foam that also blocks moisture, seals and insulates in one layer where that's the better fit.

Sealing with a loose-fill top-up

This is the one I usually recommend, because it costs less than foam and does the job in most attics. We seal the gaps first, then top them with blown-in insulation, loose fill blown through a hose, so the new layer isn't fighting a draft.

Foam when ductwork runs through the attic

Foam costs more, but it seals air while it insulates, so it earns its price when your ducts live up there. Sprayed under the roof, it pulls the ducts inside the sealed space, which loose fill can't do.

Why Redondo Beach homeowners call Redondo Beach Insulation Company for air sealing

The owner walks your attic with you

I do every estimate myself and walk the house with you, so you see the gaps, the old insulation and the vents in photos before anyone picks up a tool. Our crew does the sealing, and I come back on site to check their work.

Licensed and fully insured for attic work

We're licensed and fully insured, and that matters up in an attic, where our crew works on hands and knees around your wiring, ducts and framing. If you're comparing bids, ask every contractor the same question before anyone climbs your ladder.

Running our own crew since 2023

I learned insulation on other crews before starting this business in Redondo Beach in 2023. Three years in, I'd still rather tell you a smaller fix will do than sell you a bigger job. Call (424) 254-3847 to set up a walk.

Find out where your house leaks before you pay to seal it

We reply within one business day. I'll come out for a free on-site estimate with no obligation, walk the house with you, and send photos of what we found with a written plan that shows what comes first and why. If you have a gas fireplace, a bathroom fan that vents into the attic or a roof leak, mention it when you reach out so I know what to look at.

Air sealing rules and houses in Redondo Beach

I can't tell you from here whether your air sealing job needs a permit, because that turns on the work and the address, but when one is called for we look up what the city asks for and handle the application as part of the job. The city's Building & Safety office takes permit applications online through its iWorQ portal and no longer takes paper ones, and I'll tell you at the estimate what we found for your address. On who can do the work, the state licensing board has an insulation class for contractors who install insulation, while its weatherization class covers weather stripping and caulking and leaves insulation out. Someone without a license can only take a job under the state's $1,000 small-work limit when it needs no permit and they have nobody working for them on it.

Around Redondo Beach and nearby cities like Torrance and Hermosa Beach, we see a lot of older attics nobody has looked at in years, thin old insulation over open gaps, rooms over the garage that never feel right and crawl spaces nobody's been down in. We work the same way in each of them, starting with the walk and the photos.

Questions Redondo Beach homeowners ask about air sealing

What is the best way to seal air leaks in my house myself?

Caulk and weather stripping work well on the obvious leaks, like gaps around door frames and where pipes, vents and wires pass through outside walls. What a caulk gun won't reach are the small, hard-to-find leaks under the insulation in an older attic, and those need a different approach, starting with testing the house.

Why test a house for air leaks before sealing it?

Testing first shows how leaky your house is before we touch anything, and national air sealing guidance calls for it, with the airtightness target set from it given to you. The test uses a fan to pull air out of the house and measure the leaks. It can pull some dirt and pollen inside and has been known to lift vinyl flooring that isn't glued down, so tell us about any loose vinyl when you book.

Is air sealing safe in a house with gas appliances?

It is when the gas appliances get checked first, which is why we do that before we seal. For equipment that vents by its own draft, like many water heaters and furnaces, national guidance calls for a combustion safety test to make sure fumes aren't spilling back inside. If the test finds a problem, it gets fixed before sealing goes ahead, and that can add a step to your plan.

What does attic air sealing cost near Redondo Beach?

In the Los Angeles area, attic air sealing done by insulation pros before new insulation goes in usually runs about $350 to $2,350 per job. That's the going rate in the area, not our price. Your own number comes in the written plan from the estimate.

How do I get my house ready for an air sealing job?

Start by telling us what you know about the house, because the attic gets inspected before any sealing starts. National guidance has that check look for live knob and tube wiring, the old cloth-wrapped kind, vermiculite insulation, bathroom fans vented into the attic, roof leaks, unvented gas fireplaces and attic flooring. Each of those changes the plan, and some have to be handled before we seal anything.
